Our Design Process - A Brief Overview
Property Development Report
The first step for us is to analyze the zoning by-laws applicable to your property so that we can determine the feasibility of your desired scope of work. We’ll let you know if the house, addition, multiplex, laneway or garden suite that you’re looking for will fit on the property. We’ll also advise if any external authority bodies are needed for approvals such as committee of adjustment, forestry, or conservation authorities.
As-builts and/or Design Intake Meeting
The next step is for us to come out to your property to take as-built measurements as needed so that we can model your existing house accurately. We also provide a questionnaire so that you can put together a “wish list” of what you’re looking to achieve on your property. The design intake meeting helps us clarify your design goals before we start the design. We’ll also engage a surveyor to map out your property and arborist to review any trees that may be impacted by the work as needed.
Design Development & Meetings
Once we have the information in the previous steps, we can start designing to the scope of the project.
There will be 3 major design meetings.
Zoning/Construction Drawings & Municipal Review
Once the design is finalized, it’s time to develop the drawings with the information required to obtain building permits from the municipality. Our drawing set includes a site plan, wall/floor/roof schedules, floor/roof plans, elevations, and building sections. We coordinate with consultants such as structural engineers, HVAC designers, and geotechnical engineers to put together a final cohesive package for municipal approval. We also work with any external authorities such as forestry and conservation bodies to acquire their approval as well.
Receive Building Permits & Begin Construction
Our design process concludes once the building permits are issued but don’t worry as we’re still here to see through the construction process with you as well. We help transition you over to the builder and can refer builders suited to your project as well. We’ll come out at major stages of construction to track the progress until the build is completed.
